    Creating an iFunding investor account is free and gives you access to invest in real estate that is pre-vetted by the iFunding team. You will benefit from low minimums, starting at $5,000, compared to $50k - $100k for traditional real estate investments.

  • Review an investment

    For every opportunity, there is detailed information including estimated length of the investment, estimated annual return, property and location information and a profile for any companies or individuals involved in the investment.

  • Participate in webinars

    iFunding conducts webinars to present our real estate offerings and answer questions from investors, where we discuss the opportunity with our operating partners and address all investor questions.

  • Finalize your investment

    After you decide which investment is of interest, you can easily and securely sign legal documents online and submit payment for your investment online.

  • Monitor the fundraising progress

    In order to finalize your investment, the full amount for the opportunity must be reached. iFunding will keep you updated via email and your investor dashboard.

    a. On successful fundraising

    You also will have access to your investor dashboard to monitor the progress of the properties in which you have invested.

    b. If the funds are not raised

    100% of your money will be returned to you with no fees or hidden charges.

  • Hold title to the asset

    iFunding is focused on protecting investor interests. With debt investments, iFunding’s investment entity holds first or second lien on the property and may acquire personal guarantees or a UCC financing statement. With preferred equity investments, our investors are among the first participants to receive profits from the project, and our investment entity holds title to the property as security.

  • Transparent reporting

    Once fundraising is complete, you can monitor progress of your investments via an online dashboard and email notifications. View a project’s status and timeline.

    a. List of expenses

    A project’s escrow account balance and any draw-downs are noted in the dashboard. For preferred equity (profit-sharing) investments, we upload an invoice for every expense to provide exceptional financial detail.

    b. Status updates

    Every week, we send out an update on the asset, the work covered and the projects milestones for coming weeks. You receive this update in your dashboard and also via email.

    c. Weekly photos

    Our operating partners share weekly photos of our assets to illustrate progress to investors.

    d. Video updates

    Investors also receive video updates on many investments, including walk-throughs or fly-bys of the site.
